We have used Dave Baxter many times over the years. In fact, our whole family has used Dave to buy/sell their homes! One of our favorite services he offers is to have workers come and do all the small and overlooked jobs that can really help a house during the showing and selling process. His workers have helped us on multiple homes. This service allowed us to focus on the other aspects of our busy lives, and Dave oversaw the whole thing for us. Completely stress free!

We moved to Rochester from out of state for employment reasons. I randomly chose Dave from searching online. He was phenomenal in helping us find a home here in Rochester. I would recommend him to anyone looking to buy a house in the greater Rochester area. He personally went into all the homes that we were interested in and took detailed pictures, videos and 360 degree panoramas. In those, he highlighted all the issues he saw and even some things that might be an issue in the future. He gave us detailed information on the total cost of ownership including mortgage payments, taxes, utilities and other things for each house during our online video calls. During one of those calls, due to our competing requirements, he even suggested that renting probably would be better for us, even though he would lose the commission. From that I could tell that he had my best interest in his mind. He was helping from the beginning to end. Because of his suggestions, our offer was accepted even though ours was not the highest offer. After closing, we were about a month late moving into the house and during that time, he helped us with mowing and utility setup as well. I would recommend Dave to anyone looking for a house in the greater Rochester area.

Dave Baxter was incredible in helping us sell our house. The best way to describe his approach is holistic and compassionate. He understood our needs and goals from the very start of the process. Dave helped during every facet of the sale from aspects of the property management to making some much-needed improvements; he was central to helping the property to shine. The house sold quickly to such a lovely family when we went to market. Dave was great. He knows the Rochester market really well and knows everyone involved in it. He was able to get in touch with anyone needed whether it was other realtors or the town clerk for a permit issue. Buying a house is intimidating, but Dave helped simplify the process and was a trustworthy source of information who was completely dedicated to my best interests.

I just bought a house through Dave and I was shocked by how smoothly it went! Dave made it super easy in so many ways. Dave is very skilled at what he does and was very creative in how he helped me pose the offer, which helped me get the house for a lot less than I expected. But I think what stands out most is his honesty and INTEGRITY. Specifically how he looks out YOUR best interest, even when you might not know what’s best for you, and even when that’s not the most financially beneficial for him. His feedback is super candid, which may be tough to hear sometimes, but you’ll be glad you listened in the end! Both my parents and I bought a house through Dave and were very happy with his services. Can’t recommend enough!

Terrible first impression after talking to him for one conversation. He was trying to steer us to buy when we made out clear we wanted to rent, and he was rude about it when we declined buying. Never again.

Dave did a great job of helping me get my house in the right combination of price and condition and sold my house in a few days!! Everything was going perfectly until the buyer lost her job late in the process and we had to start all over! Dave was able to book a bunch of showings from names he had continued to collect and we had another offer in place a couple weeks later. There are so many unknowns when selling a house so it's great to have an agent with tremendous flexibility and experience and knows how to handle any situation.

Look, Dave has been doing this for TOO long to not know what he is talking about. From our very first call, he skipped all of the schmoozing you get from other agents and just gave us the straight facts about the market, what we ought to expect, and how to win in an extremely competitive environment. We were first time homebuyers, and Dave helped explain and navigate us around common buyer pitfalls, like eye candy houses, super low bait prices, offer letter missteps, etc. Dave absolutely oozes with subject matter expertise. Perhaps more importantly, he is humble, hilarious, and responsive - a true pleasure to work with. His integrity is remarkable, and he is a man of faith and discernment. If you’re in the Rochester area trying to buy a house and you’re sick of looking, losing offers, etc - go to Dave. Be straightforward with him about your deal-breakers and desires, and he’ll be straightforward right back at you about what it’ll take to get there. By the way, we were on the market for TWO WEEKS before we found our dream home. (Other real estate agent friends of ours say that we got our place for a significantly lower price than we should have.) Dave is just that good.
